| What approvals do I need in order to build my house? |
| The first step is submitting your plans to the Sunnyside Ranch East Homeowner’s Design Review Board. There is well-defined procedure outlined in the Architectural Guidelines. After approval by the DRB plans are then submitted to San Miguel County Building Department for review and issuance of a building permit. |

| How is potable water provided to each lot? |
| Sunnyside Ranch West and East jointly own a central water system. This system consists of five wells, surface water diversion structure, pond diversion structure, water distribution lines to each lot, digital control system, treatment facility and 110,000-gallon underground treated water storage tanks. All water rights have been approved through the State of Colorado Water Court. |

| Is there a Real Estate Transfer Assessment and how is it used? |
| Yes. Sunnyside Ranch at Telluride East Homeowners’ Association collects a 1% Assessment upon the sale of each lot. With the initial sale 60% of the assessment is placed in Homeowners’ Association Operating Account and 40% will be spent on common amenities. |

| Are there fire hydrants on the property? |
| No. The Pond located on Lot 6 and the 10,000-gallon water tank located on Lot 12 is equipped with standpipes for the Telluride Fire District Equipment. For additional fire protection the Fire Department will require a fire suppression tank located adjacent to your house. The size and exact location will be determined by the Fire Department. |

| Are the roads within the Ranch public or private? |
| All of the roads on the Ranch are private and maintained by the two homeowners’ associations. All roads and driveways are paved and were built to San Miguel County standards. |

| Is there sewer or septic to each home site? |
| Each lot will be served by an individual septic system built as the owner’s expense at the time of construction of the residence. |

| What utilities are extended to the home site? |
| Water, natural gas, electric and telephone are extended to within 150 feet of the building site. |

| Can I build anyplace on my parcel? |
| Building envelopes, 250 feet in diameter, have been located on each parcel taking into account: Views, topography, trees, geologic conditions, proximity to adjacent building sites etc. The exact location of your residence within the building envelope is a part of the review of the Design Review Board. |

| Is mail delivered to my residence? |
| Each homeowner has an assigned mail box in the building at the intersection of Aldasoro Road and Airport Road. This building also serves as a school bus shelter. |
